  • Average number of days rentals were vacant;
  • Percentage of occupied apartments on the market during the 2021 year;
  • Average number of renters competing for a vacant apartment; and the
  • Renters’ average credit score.

 

Here’s What Rent Café Wrote About San Diego’s #2 Ranking

“San Diego came in second this rental season. Despite the rising cost of living and housing, high taxes, and the risk of natural disasters, San Diego is still a preferred alternative to other expensive West Coast metros — especially now that hybrid work is on the rise. Plus, as a typically strong job hub, San Diego is already on track to recovery thanks to funding coming in through local and federal emergency programs.”

Also, Rent Café pointed out that San Diego didn’t build enough apartments over the past two years (because of the COVID-19 pandemic). This resulted in too few housing units for the growing demand.

The competition got so strong for vacant San Diego apartments that it only took “26 days to fill an apartment with 29 people competing for a rental.”  This was “twice as many as the national average”.

Furthermore, during the rental season, San Diego apartment seekers possessed an average credit score of 671. This was the highest credit score average amongst the Top 10 rental markets.

Rent Café also dispelled the popular belief that California experienced an “exodus” during the past two years because of the pandemic. Recent research revealed California residents moved to other parts of the state rather than “fleeing” the state. That’s because California offers a “better quality of life”.

That’s why eight California cities ended up in Rent Café’s Top 50 rental markets. Including four in their “red-hot list” like San Diego.
